What is a gas safety check?


A gas safety check is carried out by a Gas Safe registered engineer and involves assessing the safety of your appliances and checking that the system is working as it should. The check usually takes up to one hour.

It is essential because it detects carbon monoxide, a gas that can be fatal if released inside the home and left undetected. 

How often should a gas check be carried out?


Gas safety checks should be carried out every 12 months.

As a landlord, CDHA has a duty of care to ensure our properties are safe by obtaining a gas safety certificate (CP12) every year. This is required by law under the Gas Safety (Installation & Use) Regulations 1998. 

What happens if the engineer finds a fault?


Occasionally, a fault may be found by the gas safety engineer and they will issue a notice and possibly switch off the appliance. This is done to ensure your safety until the appliance can be made safe. The gas safety engineer will explain and record the faults identified. The engineer will contact our office to arrange a follow-up visit. It is illegal for anyone other than a gas safe registered engineer to remove these notices.
